Property Management Services

We believe that there are three very different types of property management service packages that owners require, depending on how their property is used.

Spanish Rental Search offers tailor made packages to select* clients for property management as well as a simple Key Holding service for those who would just like for us to hold a key to their property. All of our services offered within each package are also available individually as one-offs at competitive rates.

* We can only manage a limited number of properties in any given area if we are to do this effectively and provide the highest possible service that is expected from us by our clients. If we feel that we are unable to provide this level of service to you at the present time, we will inform you and try to suggest alternative reputable agents who may have the capacity.

Your Holiday Home:

You have what everyone dreams of: that idyllic bolt-hole where you can escape to whenever you want to. Property is an investment, we all know that, but you are not looking for an income from this investment as what it holds for you is sacred.

You are not interested in letting others into your second home, but it would be nice, wise even, to know that someone reliable is keeping an eye on your treasured investment.

Friends and neighbours may offer to do this for you, and you may be tempted to take up their offers (perhaps you already have), but will they really do all that is required to give you peace of mind; and at what point does it become an imposition?



Services Offered for The Holiday Home:

  • Visit your neighbourhood and check property externally at least once a week.
  • Inspect property internally twice a month and perform all standards checks and actions remaining vigilant for any potential problems.
  • Arrange for Services as and when required at competitive rates.
  • Ensure that your home is aired out and ready for your arrival whenever you inform us of a pending visit.
Your Long Term Rental:

Your investment property has a long term tenant, hopefully a stable one who will pay their rent each month, on time, and directly into your bank account. Perhaps we found this tenant for you, or another rentals agent, or maybe you found them yourselves.

No matter, you now have a tenant who may, from time to time, have questions about your property; may need repairs carried out; may run into financial difficulties and be unable to continue paying rent and fulfil the terms of their contract; or at some point, may simply want to move on.

For a nominal fee, we can act as the liaison point between yourself and your tenant.




Services offered for The Long Term Rental:

  • Be the ‘friendly face’ to your tenant, ensuring that he/she/they are settling well; know where to go for commonly needed items; and are aware that they can call us for anything.
  • Be the liaison point if problems arise.
  • Provide access to services as and when needed and advise both you and your tenant who should pay according to the terms of your rental contract.
  • Ensure your property is being well taken care of and alert you of any potential problems.
  • Provide access to and arrange end of contract services when applicable and ensure that your property is properly marketed in good time to ensure the shortest amount of time between tenants.
Your Short Term Rental:
This type of property is certainly the most difficult to manage. If you are not nearby, we believe it to be near on impossible without someone to count on to be there to ensure that your rental achieves the best possible reputation that it can: in turn providing you with the income that you expect from this hefty investment.

Within our property management package for The Short Term Rental, we provide all the same services of “The Holiday Home” package but with the following additional services:



Services offered for The Short Term Rental:

  • Arrange to Meet and Greet your holiday guests to provide access to your property when they arrive for their stay.
  • Provide a contact point for your guests for any questions they may have about your property or the area.
  • Arrange that all linens are changed and your property is cleaned upon the departure of your guests and provide a double-check for cleanliness before the next guests arrive.
  • Market your property for short-term rental on our website and with our many contacts within the industry.



Property Management Services explained:




Standard:

  • Key Holding:- Always retain a key to the property. This is useful for ease of viewing; performing internal checks; in case of loss by owner, tenant, or guest; or for providing access to the property by others.
  • Inventory Taking:- We offer a free Inventory Taking service to all of our Property Management clients. This includes creating an initial inventory before the property is rented and then checking the inventory with your tenant(s) before and after each rental period.



Internal Checks:

  • Open all shutters and windows to air out property.
  • Remove any perishable food items.
  • Run taps, flush toilets, check electrical appliances.
  • Perform a general check that all is clean, tidy and in order.
  • Check for any potential problems such as damp, insects, water leaks, etc.



Meet and Greet:

  • Within sociable hours (generally 8am to 8pm), provide a nearby meeting point (in case your property is hard to find) to guide guests to your property and pass over keys and any required information including our contact information in case of any questions they may have.

    Outside of sociable hours, a €25 surcharge will apply for this service.




Services arranged:

  • Provide a reliable agent to give others access to your property when needed (repairs, maintenance, deliveries, etc.) and remain in the property as required.
  • Cleaning services.
  • Airport Car Service
  • Car Hire
  • Information on what’s available in the area such as Day Trips; Baby equipment hire; Hair and Beauty; Spa etc.
  • Provide access to reliable maintenance and repair services at competitive rates.
For those properties that are empty while waiting for short or long term rentals, we offer the Holiday Home package of services until the first tenant is found.
